Our premier service is a full and complete management service including everything from advertising the property, accompanied viewings, drawing up the tenancy agreement, inventory, collecting and distributing the rent, periodic property inspections to checking the tenant out. Additionally, we can offer rental guarantee insurance giving you even more peace of mind.

Additional Non-Optional Fees and Charges

PRE-TENANCY FEES (FULLY MANAGED SERVICE)

Arranging and facilitating statutory compliance (this is in addition to the costs of the item itself) if not provided on instruction or undertaken by the landlord:

  • Energy Performance Certificate (EPC) - £75 including VAT per tenancy
  • Gas Safety Certificate - £60 including VAT per tenancy
  • NICEIC Electrical Installation Condition Report - 1 Bed Property £138 including VAT, 2 Bed Property £150 including VAT

START OF TENANCY FEES

Set Up Fees: £420 including VAT per tenancy. Referencing for up to two tenants (ID checks, Right-to-Rent check, financial credit checks, obtaining confirmation of employment and reference from current landlords (if possible) and any other relevant information to assess affordability) as well as contract negotiation (amending and agreeing terms) and arranging the signing of the tenancy agreement.

Additional Tenant Referencing Fees: £50 including VAT per tenant. As Set-up Fees above for additional tenants.

Guarantor Fees: £50 including VAT per guarantor. Covering credit referencing and preparing a Deed of Guarantee (or as part of the Tenancy Agreement).

Permitted Occupier Fees: £12 including VAT per permitted occupier. Explaining to any permitted occupier their rights and responsibilities towards the named tenant(s) and landlord.

Deposit Registration Fees (where collected) using with a Government-authorised Scheme - The Dispute Service Limited (TDS Limited) £NIL all other schemes £250 including VAT per tenancy. Register landlord and tenant details and protect for security deposit Provide the tenant(s) with the Deposit Certificate and Prescribed Information within 30 days of the tenancy start date.

Inventory Fees: Included in Set-Up Fees

Accompanied Check-in Fees: Included in Set-Up Fees
Attending the property to welcome the tenant(s), leave the Inventory and Schedule of Condition, explain the operation of appliances, highlight the location of utility meters, stop-cocks, etc. and test that all smoke alarms and carbon monoxide detector are present and in working order.

Landlord Withdrawal Fees (before move-in):
£420 including VAT per tenancy. To cover the costs associated with the marketing, advertising and tenancy set-up should the landlord withdraw from the tenancy before it has started.

DURING TENANCY FEES

Additional Property Visits: £50 including VAT per visit. Should the landlord request property visits in addition to those within their existing Terms of Business, this covers the costs of attending the property.

Renewal Fees: £90 including VAT per tenancy. Contract negotiation, amending and updating terms and arranging for the signing of a further tenancy agreement.

Landlord Withdrawal Fees (during tenancy): Equivalent to one month's rent including VAT per tenancy. To cover the costs associated with advising the tenant on the change and the position of the security deposit, transferring the security deposit to the landlord or new agent and returning all relevant documents held by the agent to the landlord.

END OF TENANCY FEES

Accompanied Check-Out Fees: Included in Set-Up Fees
Attending the property and meeting the tenants on site to undertake an inspection of the property and comparing against the Schedule of Condition allowing for reasonable fair wear and tear and negotiating the repayment of the security deposit in accordance with the landlord's instructions.

Tenancy Dispute Fee: £150 including VAT per tenancy
The costs associated with the preparation of all evidence and submitting the case to the tenancy deposit scheme as well as dealing with all correspondence relating to the dispute. This only applies where the agent has protected the deposit.

Fees for the service of Legal Notices (Section 8 or Section21):
£25 including VAT per Notice.

Court Attendance Fees: £50 including VAT per hour minimum £350. Travel time will be charged as part of this fee.

VAT is payable at the prevailing rate on all our fees. In accordance with consumer legislation it is quoted as included in the prices stated above.
